A home down payment can be quoted as a cash amount or as a percentage of the purchase price. This calculator converts either form and shows the remaining amount that would need to be financed.

It also calculates the initial loan-to-value ratio, or LTV: the proposed loan divided by the home price. These are arithmetic planning figures, not an approval test or a promise about mortgage insurance, rates, or a particular loan program.

The Down Payment formula

Down payment = Home price × percentage ÷ 100; Loan = Home price − down payment; LTV = Loan ÷ Home price × 100

Home price and down payment use the selected currency · percentage and LTV are percentages from 0% through 100%.

Worked example

For a $400,000 home and a 20% down payment, the cash amount is $80,000, the proposed loan amount is $320,000, and the initial loan-to-value ratio is 80%.

  • Home price is positive and the down payment is between zero and the complete home price.
  • The proposed loan equals home price minus down payment with no financed fees or credits.
  • Home price, down payment, and loan amount all use the selected currency unit.

Rounding: Conversions retain full floating-point precision. Currency displays use up to two decimal places and percentage displays use two decimal places.

Limitations

  • Supports home prices up to 1 trillion and down payments from 0% through 100%.
  • Excludes closing costs, prepaid items, seller or lender credits, appraised-value differences, reserves, and financed fees.
  • Does not determine eligibility, interest rates, mortgage-insurance treatment, tax consequences, or current program thresholds.

From down payment to proposed loan amount

When the input is a percentage, multiply the home price by that percentage divided by 100. Subtract the resulting cash down payment from the home price to estimate the principal that remains to be financed.

When the input is cash, divide it by the home price and multiply by 100 to recover the percentage. The loan-to-value percentage is the complement: 100% minus the down-payment percentage.

Keep closing costs and reserves separate

The CFPB advises home buyers to consider the down payment alongside closing costs and money retained for emergencies, repairs, and moving expenses. Cash needed at closing is therefore not simply the down payment shown here.

How do I calculate a down payment percentage?

Divide the cash down payment by the home price and multiply by 100. A $60,000 payment on a $400,000 home is 15%.

How is the estimated loan amount calculated?

Subtract the down payment from the home price. This does not include financed fees, lender credits, or changes between the offer and closing.

What is loan-to-value ratio?

LTV is the proposed loan amount divided by the property value, expressed as a percentage. In this simple purchase scenario, it is 100% minus the down-payment percentage.

Are closing costs included in the down payment?

No. They are separate in this calculator, and the actual cash needed may also include prepaid items or reserves.

Does a particular percentage guarantee mortgage approval?
